Reservations
We welcome your reservation all year round. We do have a two-night minimum stay requirement. There is a three-night minimum stay for major holidays. We regret we are unable to accept one nights at any time.
The cottage rates are subject to applicable state and local taxes.
Deposits
All reservations must be held with a credit card guarantee. A $50.00 non-refundable deposit is due at the time of reservation. Your balance due will be automatically charged 30 days before arrival.
Security Deposits
We do require a $200 security deposit. It will be charged when your full balance is charged. If the cottages are left to our satisfaction you will receive your deposit in full within 10 days of departure. The cottages are thoroughly checked before and after departure. Any extra charges such as damages or extra cleaning will be assessed appropriately.
Cancellation or Changing Your Dates
Cancelling your reservation in advance of 30 days before your expected arrival your payment will be refunded to you less a $50.00 bookkeeping fee. If you should cancel your reservation within 30 days or less of your expected arrival your payment will be returned to you less a $50.00 bookkeeping fee if, and only if, the cottage you reserved is rebooked for the same dates. Last minute cancellations due to uncontrolable circumstances will have to be proven. Once proven, a gift certificate will be issued to use within 6 months. These specific gift certificates will have to be used Monday - Thursday (holidays not included).
There is no charge for changing your dates the first time. Any time after that there is a $25 change fee. Changing your dates within 30 days of your arrival is not permitted unless we can rebook the same dates.
SPECIALTY PACKAGES ARE NON-REFUNDABLE IF CANCELLED WITHIN 48 HOURS OF ARRIVAL. MASSAGES ARE NON-REFUNDABLE IF CANCELLED WITHIN 7 DAYS OF ARRIVAL.
Please note: if you decide to cancel your specialty orders or scheduled massages in residence there will be absolutely no refunds!
Guests who choose to shorten their stay while in residence are still subject to this cancellation policy and are responsible for the full balance due on their reservation.
Check-in and Check-out
Check-in is 3PM or after...Check-out is 11AM or before! This is strictly enforced as we need ample amount of time to clean properly, maintenance, repairs, lawn care, etc.
If you would like a late check-out you may do so at a one half nights stay (only when availability permits).
Children
Sorry, we cannot allow children under the age of 18.
Pets
We are unable to accept pets, no matter how well-behaved they are. The cottages may be checked during your stay and if a pet is brought you will be asked to leave with no refund and responsible for any cleaning or damages.
Smoking
We prefer non smokers at our cottages. If you must smoke please do so outside only! A $200 fee will be charged for failure to comply.
Parties
Sorry, parties are not allowed at either cottage.
Extra Fees and Charges
Exotic Sunset and or All Wimberley Lodging is not responsible for over draft fees on debit cards. Registered guests are responsible for any damages to the cottages and its contents. The cottages are thoroughly checked before and after each guest. A fee will be charged to your account for any cleaning and or trash removal deemed excessive. We kindly ask that you treat our cottages as you would want us to treat your home.
